No, you do not need to be a student to rent from us. While all our communities are close to local universities and naturally attract college students, our apartments are open to everyone. We happily rent to students, non-students, young professionals, families, and anyone looking for a comfortable place to call home.
Applying for a University Property apartment is simple, secure, and fully online. You can complete the entire application and lease-signing process electronically from your phone or computer. There is a $50 application fee, which covers your background check and a soft credit check. Each tenant and each guarantor must submit a separate application. Whether a guarantor is required is determined by factors such as income, credit history, and rental history. As a general guideline, applicants should have a monthly income of at least three times the monthly rent.
Whether you will need a guarantor depends on several factors that we can only review once your application has been submitted. These include, but are not limited to, your monthly income, credit history, and rental history. Each tenant and guarantor must complete a separate application. Applicants should have a combined monthly income of at least three times the monthly rent. If you are applying with roommates, all applicants’ incomes are considered together. In general, most full-time students who do not receive a housing allowance or other financial assistance will need a guarantor in order for their application to be approved.

Because we manage multiple communities, we do not have a single on-site leasing office. To schedule a tour, simply email, call, or text us to set up an appointment, and a member of our team will be happy to meet you and show you our communities.
Our leases are almost always for a one-year term. In some cases, and depending on the time of year, we may be able to offer a shorter lease term. However, we do not offer month-to-month leases.
Instead of a traditional security deposit, we require a pre-payment of the final month’s rent. This means you will need to pay both the first and final month’s rent prior to move-in. A security deposit may be required depending on an applicant’s unique qualifications and screening results. If a deposit is required, we will confirm the amount prior to lease signing.
Rent includes water, sewer, high-speed internet, on-site parking, secure PIN-lock access for your unit, a full-size in-unit washer and dryer, trash service, preventative pest control, and HVAC filter replacements.
Our apartments are not furnished. However, there are several nearby furniture rental companies that many of our residents use if they prefer to rent furniture during their lease term.
If you are unable to find roommates, we are still happy to help. At Reynolds Place, we offer single bedrooms with either a private or shared bathroom in our three-bedroom apartments. This floor plan is called “The Spartan.” You will be matched with two roommates of the same gender, and you will share the living room and kitchen with them.
Pets are only permitted under exceptional circumstances and must receive prior written approval from University Property before being brought into the apartment. Large or aggressive dog breeds are not permitted under any circumstances. We allow 2 cats max. or 1 dog max.
If your pet is approved, there is a one-time, non-refundable pet fee of $300, in addition to $25 per month in pet rent, per pet.While we do not offer traditional shared amenities such as a fitness center, swimming pool, or pet facilities, we instead prioritize long-term investments that directly support your comfort, safety, and peace of mind, including proactive maintenance and enhanced security systems.
